Calluna, Livvy and Heidekraut: Howald City continues its transformation

Calluna: commercial launch of a residence that is both elegant and sustainable

Since late June, Calluna Residence, developed by IKO Real Estate, has been officially launched for sale. Designed by CBA Architects, it comprises 61 one- to three-bedroom apartments, arranged across two five-storey wings above a lively ground floor of shops and offices.

Its façade—combining light-toned brickwork, loggias and bronze or glazed balustrades—sits in harmonious dialogue with the neighbouring forest. Two apartments even benefit from a private landscaped terrace.

Certified Carbon Footprint Optimised, Calluna delivers AAA+ energy performance, with enhanced insulation, triple glazing and heat-recovery mechanical ventilation (MVHR). A new address designed for residents’ wellbeing and environmental performance, at the heart of IKO Real Estate’s sustainable vision.

Located within immediate reach of the tram, Cloche d’Or and the Howald forest, this residential project will include 36 apartments over four levels, with shops and offices on the ground floor.

With Carbon Footprint Optimised certification and an AAA+ energy rating, Livvy embodies a responsible lifestyle rooted in a well-connected, sustainable urban environment.

Heidekraut: neighbourhood life gathers momentum

Developed by General Technic Immobilière Sàrl, the Heidekraut building continues the neighbourhood’s transformation with a mixed programme of homes, retail and offices.

Homes shaped by nature
Set back from Rue des Bruyères, the residential element comprises 13 homes from the 1st to the 4th floor, all south-west facing and opening onto a wooded area. Each floor steps back, creating shared or private terrace spaces.

An active ground floor open to the neighbourhood
Retail, services and professional activities are gradually moving in at ground level:

  • Omonia Fitness & Yoga, a wellness centre across two levels offering group and one-to-one classes
  • LuxFleet, a long-term rental service for professional tools, designed to meet the specific needs of construction trades
  • General Technic, a Luxembourg-based building-services company, establishing its reception and client spaces there

Visible, flexible office space
The office component, spread over four levels on the street side, is designed for high flexibility. Floorplates can be subdivided into multiple units to suit companies’ needs.

With its mixed uses, separate access points and architecture incorporating durable materials and green roofs, Heidekraut reinforces the energy of a district in motion.
